When a tenant needs a minor repair or a maintenance issue taken care of, we ask that they put their request in writing and forward that request to us. If they would prefer to, they can also go online and make a maintenance request that way. It works well for both the property manager and the tenants when requests are documented this way.
There are some maintenance issues that tenants are responsible for themselves. For example, tenants have to replace their own light bulbs and make sure the carbon monoxide detectors and the smoke detectors are working. Even with tenants doing their own maintenance on these items, there are going to be situations from time to time when something breaks or needs to be replaced. We see these instances are opportunities to get into the property and check out the general condition of the place. We can make sure that things are being used properly, and when we are called in to make a repair, we get the chance to ensure that it’s not a situation where something has been damaged because of the tenant’s own behavior.
In addition to an online request form, we also provide a 24 hour telephone number that tenants can use to report emergencies. There are occasionally times where a repair is urgent and necessary and cannot wait for the usual request process. In these situations, tenants can call us quickly. We think it is important to take care of the emergencies right away, and this phone line enables us to do that. We respond to these maintenance issues promptly and with the required sense of urgency.
These are some of the ways that we handle repairs and maintenance as professional property managers. If you have any questions about what you can do, please do not hesitate to contact us at Real Estate Eight Three One, and we would be glad to help you.
