Today, everybody is using Craigslist to advertise their properties. Lots of people are going online to list and access rentals. The days of advertising in the local newspaper seem to be over. People are starting their rental search online, and the first place most people go is Craigslist. So, let’s talk about Craigslist for a minute and how you can use it to advertise your rental property.
When they go onto Craigslist, most owners just use a standard template which allows you to upload four photos and leave a brief description of the home you have for rent. This can often look generic and is not really impressive, especially when you see all the ads for properties on Craigslist that you’re competing with. You’re just going to look like every other ad on there.
At Real Estate Eight Three One, we take a different approach to Craigslist ads. When we use this site, we use a template that allows us to upload more than the standard four photos. We actually put up to nine photographs with our ads. This presents a more professional look and it comes with a more detailed description that lots of views find more appealing than the generic ads.
Another thing we have been able to do recently that has been really effective for us is to post video tours and virtual tours of the property. People love to be able to see more of the property than they can just based on the still photos that go with the listing. These videos have also been a great way for us to eliminate unnecessary showings of the property and really deal with the tenants who are most suited for and most interested in the property.
In addition to using Craigslist, we also advertise on social media. We use Facebook and we use Twitter to list our properties. We also use YouTube quite a bit, now that we are comfortable with our video capabilities. That has really helped us to maximize the syndication of the vacant properties we have on the market.
I hope this information has helped you to consider the best ways to advertise your property online. If you have any questions about advertising, or anything at all pertaining to property management, please contact us at Real Estate Eight Three One, and we would be more than happy to help you.
